STEPS IN THE CONSTRUCTION OF A NEW BUILDING AFTER ACT 14

When you decide to do a new home purchase in Sofia which is under constriction, it’s good to be familiar with the last steps in the construction process before obtaining a Permission to Use.

When buying an apartment under construction which is not built yet, we don’t realize how much documentation, approvals and permits a company must go through to start the work on the construction of a new building.

The first dig is followed by numerous stages of sequence and special technological processes, which need to be followed in order to carry out the construction process qualitatively and to issue it on time.

The first stage of the construction after Act 14 are being built:

  • Water installations
  • Wastewater installations
  • Indoor electrical installations
  • Plastering the walls and floors in the apartments
  • Machine skimming of the apartments
  • The completion of the exterior of the building follows:
  • Thermal and hydro insulation of the facade
  • Facade plaster
  • Decorations and aesthetic layout of the facade
  • Hydro and thermal insulation of the roof
  • Finishing the roof with tiles or other materials if it is a flat roof
  • Installing an elevator

The final stage of construction of the building includes:

  • Inspection of the facade of the building, corrections and refreshing activities – painting or insulation, if necessary
  • Finishing of the internal common parts – flooring, ground coat, fine ground coat and painting
  • Formation of external common areas – landscaping and landscaping, flooring
  • Basements and garages – finishing the flooring, plastering, painting, installation of lighting fixtures
  • Installation of safety railings on the terraces in the apartments
  • The installation of external fences around the building
  • Installation and construction of doors and equipment for access control to all entrances to the building – garages, interior and portal doors

The last steps required for submitting an application for Commissioning of a new building are:

  • Construction of an electric route and preparation for connection to the network – submission of the relevant documents – in our case to CEZ
  • Connection of the sewage to the common system and to the treatment plant (Wastewater treatment plant for Buildings 1 and 2 of Mountain Hills has been built)
  • Installation and connection of pumps for drinking water
  • Submission of documents to Sofia Municipality for obtaining a Permit for Use
